Thank you for your consideration of Carlton Estate Agents with regards to the letting of your property. Please see below our fee structure against the lettings services we offer. We can tailor make most services to your requirements and the fees given are our standard fees, if you would like to discuss any aspect of this or have specific requests then please contact a member of the lettings team.
Lettings services
Letting only
8% + VAT (9.6% inc VAT) of the agreed rent for the entire term, due in full at the commencement of the tenancy.
To include:
• Visit your property and advice on the current market rent achievable
• Recommend any property improvements to achieve optimum rent
• Provide information and advice on current legislation e.g. Gas Safety Certificate
• Inclusive of professional photographs and floorplan
• Marketing of the property on Rightmove, On The Market and the Carlton website. Plus occasionally local property magazines
• We will negotiate the terms of the tenancy between tenant and Landlord
• Process tenant references
• Prepare a tenancy Agreement
• Collect one month rent in advance plus six weeks deposit
• Arrange an independent inventory clerk to prepare and check inventory (new tenancies only, cost available on request)
• Arrange safety certificates at your request (new tenancies only, costs available on request)
• Negotiate terms of the tenancy renewal
Letting & Property Management
13% + VAT (15.6% inc VAT) of the agreed rent for the entire term, due in full at the commencement of the tenancy.
To include:
• An initial visit to your property to advise on the current market rent achievable
• Act as the point of contact for the tenant
• Register the deposit with the Deposit Protection Scheme (DPS)
• Collect and pay rent to the Landlord’s designated account
• Arrange quotations for maintenance works
• Instruct contractors to complete agreed maintenance works
• Arrange check out for tenants
• Arrange return of deposit minus any applicable deductions
• At the Landlord’s request we can arrange interim property visits
• Serve any applicable notice e.g. Section 21
Management only
5% + VAT (6% inc VAT) of the agreed rent for the entire term, due in full at the commencement of the tenancy.
Renewal fee
6% + VAT (7.2% inc VAT) of the agreed rent for the entire term, due in full at the commencement of the tenancy. Please note that the annual Management fee will be in addition to the renewal fee if using our Management service.
For tenancies that extend beyond the initial term without a new tenancy agreement being signed will enter into a ‘rolling’ periodic tenancy. A 12 month fee will be due in accordance with the above fee structures.
Reference & Guarantor fee
£50 + VAT (£60 inc VAT)
Each tenant entering into a tenancy will require one reference check – this includes a credit check and the ‘Right to Rent’ check. If applicable some tenants may require a guarantor check – someone suitable to guarantee the rent if the tenants income does not meet the minimum required thresholdTotal reference and guarantor fees payable will be displayed in your confirmation letter once the letting terms of your property are agreed

Inventory, Check in & check out fees and rates
Each tenancy will require an inventory, check in and check out compiled by a 3rd party independent companyDepending on the size of your property the rates range from £100 - £150 + VAT with an additional £50 + VAT surcharge for Sundays and Bank holidaysA full price list is available upon request
Tenancy Amendment Fee (Let only)
£200 + VAT (£240 inc VAT)
At the Landlords discretion and authorisation a change of tenant name may be permitted i.e. within a shared household. Carlton can complete this amendment including the new Tenancy Agreement (excluding reference, guarantor checks and inventory costs)
Additional expenses
Your property may require a Landlord Gas Safety Certificate, a Portable Appliance Test (PAT), an Energy Performance Certificate (EPC) and/or professional cleaning prior to a new tenancy – please discuss with the Lettings team and they will advise you on what requirements must be met

Carlton Estate Agents is a member of ARLA (Association of Residential Lettings Agents) who is accredited with the Mayor’s London Rental Standard. We work to strict guidelines as outlined by the leading governing body within the lettings industry.
Carlton Estate Agents is a member of TPO (The Property Ombudsman), as a member we subscribe to the TPO Code of Practice for Residential Lettings Agents.
Deposits taken for Managed properties are held in The Deposit Protection Scheme (DPS) in accordance with The Housing Act 2004 (England & Wales).
Client Money Protection
Carlton Estate Agents Ltd is part of the National Federation of Property Professionals (NFoPP) Client Money Protection Scheme
To secure a property we will require a holding deposit equivalent to one week rent, this will be deductible from the total five weeks deposit required before the move in date (or we can refund this as a separate transaction). Before a tenancy Agreement is signed satisfactory references must be completed then the move in process can be finalised.
Any applicable fees that apply to a tenancy are shown below, these include fees that are due before, during and at the end of a tenancy.
Holding deposit
Equivalent to one week rent to secure the property.
The holding deposit as stated by the Tenant Fees Act 2019 Guidance Notes would be non-refundable if the tenant(s):
• Provide false or misleading information
• Fail the Right To Rent check
• Withdraw from the proposed Agreement
• Fails to take all reasonable steps to enter into an Agreement
Tenancy amendment fee
£40 + VAT (£48 inc VAT)
On authorisation from the Landlord it may be possible to amend the tenancy agreement in terms of a change of tenant for example. This fees applies for the amendment and updating of the tenancy Agreement. Please note that this is entirely at the Landlord's discretion.
Professional cleaning
Cost dependent on property size
At the end of a tenancy the property should be returned in the same condition as when the tenant moved in, should a professional clean be required the tenant will be charged for this with the cost being made available prior to the clean.
